In your own words, describe two notable trends that appear in the data. They can be trends that only lasted for a relatively short period (a few years) or that lasted for several decades. To the best of your abilities provide a possible explanation for the two trends. Then engage in meaningful discussion with your classmates.

the first one is: Two notable trends that I would like to highlight in the data are Non-Residential Structures and Residential as a share of Total Private Fixed Investment.
There are two different points in history that I would like to highlight for Non-Residential Structures. One of those is in April of 1982. The other is in October of 2008. If you look at some of the subsections of Non-Residential Structures, one is power and another is mining exploration, shafts and wells. Looking what is considered part of Non-Residential Structures and when these two spikes in the percentage of Non-Residential structures take place, one can draw a conclusion as to the reason behind these spikes. Both of these occurred around an energy crisis. The energy crisis of 1979 is probably the cause behind the spike in 1982, and the energy crisis of 2008 most likely caused the second spike. Because we were unable to get enough oil imported, we began to manufacture it, causing that section of Total Private Fixed Investment to increase.
Another notable trend occurred in Residential. While having many ups and downs, there are two points in the trend that are worth mentioning. One is in 1950 and the other is in 2008. In 1950, Residential takes up 41% of the Total Private Fixed Investment. That is the highest it is over the entire time period. Based on history, my conclusion is that Residential became a major part of PFI because of the end of World War II and the Baby Boom. This would have been a couple of years after WWII when the US began to switch from manufacturing war supplies in favor of consumer goods. There was also the Baby Boom. Many people were beginning families. Those new families wanted to buy houses. After 1950, the Residential share of PFI decreased and then stayed around 25% until 2000. Beginning in 2000, there was a sharp increase in the share of Residential Structures in PFI. This was due to the easy access to loans. People were being approved for loans that they couldn’t afford. This peaked in 2008, and quickly dropped during the Great Recession. Looking at the graph, you can see that it still hasn’t fully recovered from the Recession.

One explanation is as the total equipment increases so does the residential. From 1950 to early 2020 there has been a vast increase in equipment. This could be due to the increasing amount of technology making certain tasks less futile and more efficient. This also includes industrial equipment, some examples include bulldozers,cranes,etc. Items such as these are used to build residential properties, which is why there is a vast increase in residential as well with a growing population. Around 2000-2010 there was a slight decrease in equipment. Around 2005-2010 there was a large decrease in residential. Intellectual and non residential properties have been on a steady incline during this period of time. A reason for the residential decline could be because of the mortgage crisis that happened in the early 2000’s. Many people weren’t able to pay their mortgages, therefore there wasn’t a large demand for building more houses. The U.S probably focuses more on increasing intellectual property to help better stabilize the economy.
