The students will be required to work individually and finish the Pinckney Street and Grosvenor Park Case Studies as sold by the Harvard Business Review. Each student shall turn in a short written paper (3-5 pages, times new roman font, double spaced, justified alignment) for each case. The papers should be written in paragraph form including an introduction, conclusion and body that answers in detail the questions given by the author and professor. Questions for Grosvenor Park:
1. Is his (Dick Dubin) pricing appropriate for selling the units? (pricing ok?, Would this be too many units to sell at this price?)
2. How would the bank view the increased uncertainty in the sellout period if he has to increase the prices of the “market” units? (Your opinion here)
3. Do you think single family homes will work in this neighborhood? (Exhibit 2, residential data in the case)
4. Do you think the design of the homes is good? (i.e. room layout, demographics, Exhibit 4)
5. Do you think neighborhood home placement is appropriate? What about placement of the affordable housing?
6. When should the affordable housing be constructed and why? (cash flows in the case are helpful here to look at to give solid reasoning)
7. Suppose I said that Dubin should not fight the 1.2 million fee for enlarging the storm water drainage system and adding the pond. Why would he pay this instead of fighting it with the arguments of soil engineers? Where would the retention pond be placed after examining the neighborhood plan? (Exhibit 3)
8. Should he fight the Planning Department and delay construction or should he include the additional 1 million in costs (traffic related) and raise the costs of the “market” units to be above market?
9. How could he convince the Planning Department that concerns about adding children to the school system were unfounded? Or is he wrong? (Demographic data in the case)
10. Should he fight his having to add the sound barriers? Why or why not?
11. Should he approach the Planning Department with any other ideas or issues? (Anything else you can think of that he might emphasize that was not mentioned in the case, just try to think of one or two)
12. Should Dubin proceed with the project? And if he cannot compromise with the Planning Department should he call off the project or go ahead? (Discussion of any of the issues such as storm water drainage, schools, noise barriers and road improvements)
